Basements are where Calgary homes keep their heaviest junk: the old sectional that came down in pieces, a chest freezer, a treadmill, boxes of paperwork and leftover renovation materials. A basement cleanout clears it all, but stairs, weight and sometimes water damage change how the job is done and priced.
What a basement cleanout covers
- Furniture: sectionals, sofa beds, recliners, bed frames, mattresses
- Appliances: chest freezers, old fridges, dehumidifiers, washers and dryers
- Exercise equipment: treadmills, ellipticals, weight benches
- Boxes, storage tubs, paperwork and household clutter
- Carpet, underlay, drywall and leftover renovation materials
- Electronics, from old TVs to computers
Why stairs matter
Carrying a 90 kg freezer up a turning staircase takes two or three people and time. Some haulers build stairs into their quote, while others add a labour fee for heavy items or long carries. One Calgary price list we reviewed shows a $50 additional labour fee. When you request a quote, mention:
- Whether there is a walk-out or only interior stairs
- Tight turns, low ceilings or narrow doors
- Any very heavy items (freezer, piano, treadmill, safe)
Basement cleanout cost in Calgary
Basement cleanouts are priced mainly by truck volume. Published Calgary hauler prices we reviewed in October 2026: about $149–$199 for a quarter load, $200–$300 for a half load, $300–$450 for three-quarters and $450–$600+ for a full load. A typical cluttered unfinished basement is often a half to full load. Fridges and freezers can carry a refrigerant fee because the City charges a $17 refrigerant removal surcharge per unit. These are market ranges; your hauler confirms your price. See the full price guide.
Flood-damaged basements
Calgary has seen serious basement flooding, and a wet basement needs to be cleared quickly. Wet carpet, underlay, drywall, boxes and furniture are much heavier than when dry, so expect weight-based pricing. Steps to follow:
- Make sure power to the basement is safe before anyone enters standing water.
- Photograph everything for your insurance claim before it is removed.
- Check with your insurer whether they require a restoration company.
- If there is sewage backup or visible mould, a restoration specialist should handle contaminated materials first.
- Book removal for damaged contents once you have the go-ahead.
How to prepare
- Separate items you are keeping, and label them
- Defrost and empty freezers and fridges a day ahead
- Pull free-to-drop items (electronics, paint, chemicals) if you can
- Clear the stairway and the path to the exit
- Take photos for a more accurate quote

Frequently asked questions
Do stairs make a basement cleanout more expensive?
They can. Heavy items such as freezers, pianos, treadmills and sofa beds take more crew time on stairs. Some haulers add a labour fee (one Calgary price list we reviewed shows $50) or price stairs into the quote.
Can wet or flood-damaged items be removed?
Yes. Wet carpet, drywall, boxes and furniture are heavy, so expect weight-based pricing. If there is mould or sewage contamination, a restoration company may need to handle it first.
How long does a basement cleanout take?
A typical cluttered basement takes two to four hours with a two-person crew. Sorting keep-items beforehand makes the job faster and cheaper.
